Improvements Sketch of House

The Campbellsport School District is giving away the house at 130 W Sheboygan Street in the Village of Campbellsport. The home is 1674 sq. ft. and two stories. It has eight rooms, including four bedrooms and one bath.  There is wood trim throughout the house.

The building is in need of repairs. A coal stove had been converted to a gas furnace, but is in need of further updates. Attached to the house is a one-car garage. An optional two-car garage is also available, but is in a greater state of disrepair.

Although the home was built in 1912, the 2009 Uniform Residential Appraisal Report by Jaeger Appraisals LLC lists the structure as having an effective age of 30 years. The appraisal company used comparable sales and then available listings to appraise the value of the property at $94.37 per sq. ft.  With 1674 sq. ft., this would add up to an estimated new building value of $157,975. Using a 55% depreciation of $86,886, the total depreciated cost of improvements just for the dwelling would be $71,089.

The house was previously owned by Thomas E. Breitzman. The school district purchased the house and property from Breitzman. Anyone interested in claiming the house must move and/or dismantle the house, along with the attached garage. Obtaining insurance and moving in a “timely manner” are additional requirements. There is no known deadline, but that may change as the school board has been considering demolition.

Campbellsport is a small settlement in Southern Fond du Lac County. It is located in the rolling hills of the Northern Kettle Moraine in Southeastern Wisconsin. According to the 2010 census, Campbellsport has a population of around 2,016. The area is mostly residential, but there are some small industries with a few commercial stores on Main Street.
